Your agent will take you around. We are here to answer your questions. Unsure of the area? We can advise you on the local amenities, schools and transport links. Second viewings are welcome however, considering demand, properties will not always be available. To avoid disappointment, we recommend all applicants within your moving party view together.
Make an offer
When you see the property you like, we advise you make an offer immediately. A reservation fee will be payable as well as a reference fee for each tenant and guarantor if applicable. These fees are non-returnable if:
If your offer has been accepted, Nicholas Ashley will carry out the necessary credit checks and references for each tenant and guarantor (if required). Upon successful completion of references Nicholas Ashley will prepare the tenancy agreement for signature.
Signing of paperwork
Before you can move in, a deed of guarantee signed by the guarantor (if applicable) & paid the initial monies (first month’s rent, security deposit, administration fees). We will register your deposit with the Deposit Protection Service and issue you with the Prescribed Information Certificate.
Before you move in
Inform the utility companies and council that you are now responsible for the bills. It is a good idea to insure your own possessions.
